Backflow and Mixing Valves
Back Flow
Backflow is when the intended flow direction of a water system is reversed. This occurs when the water pressure in a private system is higher than that of the city’s water supply. The city has mandated a backflow prevention program in order to prevent the potential contamination of the drinking water supply. The city provides a more comprehensive overview of both the problemand the prevention program.
The impact of the program on building owners is that all properties of five units or more require a premise isolation backflow prevention device. Additionally the backflow prevention system must be tested upon installation and on an annual basis to ensure that it is functioning properly. The city does not provide funding for these changes, so unfortunately the installation fees fall upon the owner. We are here to help owners minimize the cost and the difficulty of keeping pace with this additional burden. We make the installation process simple, and we do the job right so that no additional costs will surface further down the road.
Mixing Valves
The Ontario Government also requires the installation of mixing valves in domestic hot water systems in order to regulate temperature of hot water systems. These valves regulate temperature of the domestic hot water by mixing the hot water that leaves the boiler with cold water in order to bring the temperature to a maximum of 49 degrees Celsius (120 F).
While the code does not require the immediate installation of such valves, once a system is updated, retrofitted or replaced, the valves must be installed. Much like backflow valves, the cost of installation unfortunately falls upon the owners of the building.
